SUMMARY OF CHARGES ($US)
Rent: $275/night up to 4 adults. Two night minimum.

$25 per night per additional person up to 8 people total.

$75 Housekeeping fee

No Pool.  No Spa.

6.75% state sales tax
Reservation deposit: $200.00 (non refundable)

 

Must be at least 25 years of age to reserve the guest house. The Blue Ostrich Guesthouse is designed for the enjoyment of mature adults.  We will not accept guests under the age of 21 without specific advance approval from management.

 

*Included with your reservation at the Guesthouse is one complimentary cheese board and bottle of wine from Blue Ostrich Winery & Vineyard.

 

1. Reservation deposit: In order to secure your reservation, a non-refundable deposit of $200 must be received at time reservation is made. Upon inspection after checkout, this deposit will be refunded to the credit card on file. 

*One individual must make booking and deposit for entire stay.  Blue Ostrich will not bill guests separately.*

 

2. No pets. No smoking. Pets are prohibited. Smoking is prohibited inside the Guesthouse.

 

3. Payment Schedule: The total balance is due 14 days prior to check in.

 

4. Cancellations: If more than 30 days prior to arrival, full refund. Less than 30 days prior to check-in will result in forfeiture of deposit.

 

5. Occupancy (i.e. number of overnight guests) is strictly restricted to the number of guests that are reserved for and listed as occupants on this agreement only. The Guesthouse has a maximum of 8 guests under any circumstances. At no time can there be more than a total of 15 people in the house or on the property (this includes on the decks, patios, and grounds). This maximum number of guests on property at any given time must include total number of guests reserved plus visitors not staying overnight. Guests will be in default of the Rental Agreement if they have more people in the house than the number they have reserved for or if there are more than 15 people in the house or on the Guesthouse property at any time. Guest may reduce occupancy, or be subject to eviction & full loss of remaining number of rental nights. We require all guests to be over the age of 25.

**Please note that the swimming pool and spa are private areas.  No pool and no spa privileges.**

 

6. Damages:  Guests accept full financial responsibility for any and all damages incurred during their stay.

 

7. Rebates: There will be no rebates given for inoperable appliances or faulty equipment, unfavorable weather, early departure, interruption of utilities, construction in the area, insects or wildlife inside or outside the home,

environmental disasters or other maintenance problems.

 

8. Personal property: All personal property of the guests on the premises shall be and remain his sole responsibility and risk, and the owners or its agents shall not be liable for damages to, or loss of such personal property arising from any acts of negligence of any other persons, nor from the leaking of the roof, or from bursting, leaking or overflowing of water or sewer pipes, or from the heating or plumbing fixtures, or from the handling of electrical wires or fixtures, or from any cause whatsoever. Nor shall the owners or its agents be liable for any injury to the person of the guests or other persons in or about the premises. The guests expressly agreeing to save the owner and its agents harmless in all such causes and events.

 

9. Locked closets/cupboards: These locked areas contain the owners’ personal items.

 

10. What is included: Bedding, linens, bath towels, coffee for Keurig, soaps (bath & kitchen), garbage bags, paper towels & toilet paper. There is a limited number of dinnerware and flatware (service for 8), wine glasses, corkscrews, pots and pans and serving ware. Limited Wi-Fi is available.

 

11. Our Guesthouse is located in a remote country setting across the street from the popular Blue Ostrich Winery & Vineyard.  This Guesthouse experience was created to provide a tranquil and relaxing getaway in the rural setting of the Red River Valley; a place to breathe easy and enjoy a good book or the pleasant company of friends and family. 

What is not included:  Bring your own food, beverages and seasonings.

 

12. What you might bring: Flashlights, bug spray, sunscreen, computer, games, and books.

 

13. Reminder: This is a rural environment. Be aware of insects, snakes, scorpions and other wildlife.

 

14. Indemnification/Right of Entry/Assignment: The undersigned Guest hereby releases, agrees to indemnify and hold harmless the property owners Fredrick Farms & Blue Ostrich Winery & Vineyard, and caretakers, of and from any and all liability, claims, demands, actions and causes of action whatsoever, arising out of or related to any loss, damage, or injury, including death, that may be sustained by the undersigned or any person (including the renter’s guests), or any property of the undersigned or any person (including the renter’s guests), as a result of any cause arising out of the use of the Guesthouse. This release shall be binding upon the distributes, heirs, next of kin, executors, administrators and personal representatives of the undersigned or any person (including the renter’s guests). Guest agrees owner or their respective representatives may enter the Guesthouse during reasonable business hours to make necessary repairs and maintenance. Guest shall not assign this Agreement or sublet the Guesthouse in whole or part without written permission of the owner.
